As anyone who has ever bought so much as a fountain pen must know, all new mer- chandise carries certain hazards of malcon- A great deal has been written about the orientation of the house to the path of the sun. Anyone who has ever lived in an apartment with an all-northern or all-western. exposure can testify to the unrelieved bleakness of the one in winter and the ac- cumulated swelter of the other in summer. The free-standing house fortunately has _/ four exposures, and hére the only problem is to face the various rooms toward the desired compass points, In the existing house, little can be done about changing the orientation, short of changing room functions. Shade in the form of roof overhang, awnings, and trees may be obtained for rooms that receive too much sun or those that suffer from heat due to late-day sun exposure, particularly in summer. The purchaser of a new house often has a decided advantagee in being able to choose the site of. his home, anf hence its orientation to the path of the sun. In the north temperate zone, it is considered preferable for the house to be placed on its lot so that as many rooms as possible face south. Thus, in winfer, the sun offers cheerful light and warmth throughout the central portion of the day. Insummer, when the sun is more firectly overhead, the slant of its rays is less extreme, and less solar heat will be received by rooms facing in a southerly direction. Roof overhangs and awnings can further reduce the infiltration of solar heat in rooms facing south. However, since all rooms cannot and probably should not face in a single direction no matter how favorable, what are some of the best orientations for given rooms? (1) Kitchens and dining areas are pleasant at breakfast time when they face east. A northern kitchen will receive almost no sun at all and may require artificial lighting throughout the day. Probably the poorest orlentation for a kitchen Is west. Late afternoon sun will heat the room just at that time of day when dinner preparations are getting under way, making the kitchen most uncomfortable to work In in summer. A large shade struction and malfunc- tion. A reputable builder, who does not take off for Miami five minutes after you move in, helps enormously. There will inevitably be "bugs"' ina new house--loose bathroom tiles, faulty tree or other shielding device just outside the window helps enormously in this situation. Tudor with molded stone trim around doorway at left, diamond- paned windows, tall protruding chimney pots, and stone facing. (2) Bedrooms, unless they are used extensively during the day - for children's play or study or for adults' sewing, reading, and the like, need not face south. An eastern exposure brings the morning sun, welcomed by all but late risers. A western ex- posure, however, will build up late-day heat ina bedroom in summer, making it uncomfortable during the early evening hours unless a_ specific cooling device is used. It is best to avoid western exposures for rooms in which young children must be put to bed early. Northern exposures are generally quite' ac- ceptable for bedrooms, parcitularly if they are usee principally for sleeping. (3) The preferred orientations for living rooms , recreation rooms, studies, and dens are chiefly dependent on the uses to which these rooms are put. The living room that is little used during the daylight hours 'can well afford a northern or possibly even a western exposure. On the other hand, the recreation or playroom in which children are active during the day almost demands a southern exposure. This is one of the reasons why basement recreation drainage, scratchy paint jobs, leaking windows. R New houses are likely, too, to be subdivision houses, and the question of whether you will like development living is one for serious thought. | Orientation of the house -tosuncan beimportant rooms are generally not spark appetites or start popular during daylight the hours. posure is, A northern ex- cheerful note of course, Morning! Moderate to high and un- window screens to garden On the other hand, the very latest in kitchen and bathroom equipment, and in heating, plumbing, and wiring facilities; too, design tends to be more family-oriented, more informal, than in houses of the past. In decorating, improvements, and outdoor facilities you can, as one new homeowner put it, "make your own mistakes. You don't have family off on a to live with somebody each else's!" many people, newness will always be the criterion for buying a home. It is wrong, however, to automatically equate newness with value. A house, new or used, must be judged on its in- dividual merits. The new house very soon becomes the used house--and what then? Like Detroit's tail- fin auto, must it be condemned to the-second- hand car lot, and not long after to the junk heap? Hardly. The used house can be a source of steadily increasing value over a period of many years. The older house is usually located in a stable tax area with schools, libraries, paved streets, New houses vs. used: a struggle water and sewer lines, and public tran- sportation, recreational, and medical facilities. Trees and shrubbery are mature, improving the appearance and shading the property. Screens, storm windows, awnings, fences, and some im- proved outdoor living facilities are usually present. The house itself is seasoned--ceiling cracks, warped doors, chipped paint are all in evidence! The prospective vuyer usually needs a dash of optimism in assessing the interior of the used house Unlike the model home of the development builder, only a'miniscule fraction os used homes are the product of the professional decorator On the contrary, the furnishings, wallpaper, and window hangings of the average home seller usually strike the buyer as either dreary or garish, too bland or ut- terly bizarre, and do much to detract from rather than to exaggerate whatever merits the interior possesses. It has been said that buying a used house gives you a chance to know in advance what your neigh- bors will be like. This is not exactly true. Neigh- bors, like marriage and business partners, are unfortunately an unknown quantity until you live with them. You can, however, generally count on the neighbors in an older neighborhood Deri indg more heterogeneous than those in a subdivision of new houses. Obsolescence and depreciation due to (1) physical age of the structure, (2) inferior construction, (3) lack of modernity in kitchen and bathroom facilities, and (4) the decline of the neighborhood are the chief risks of the used house. A great many shoddy, ill-planned, and tasteless houses were built in the past and remain standing to plague their present owners. Age alone does not confer quality. But at the same time, good used houses do exist, a credit to the farsightedness of their planners and the integrity of their builders. Unlike wines, there are no vintage years for houses. You can tell the good from the bad only by careful scrutiny of each house. It is true that prices for used house are flexible, whereas prices for new houses generally are not. However, this factor alone is no guarantee that you will get a better buy on a used house--although, armed with the proper in- formation, you should! For the buyer of the existing house, much of the foregoing may be unattainable. This is not always the serious matter it seems. As suggested, cooling and shading devices as well as ar- tificial lighting and in- creased heating facilities can compensate for unsatisfactory orien- tation to the sun. In some cases, room functions may even be switched. Even for the buyer who has a choice of site, proper orientation of the house to the sun's path may not be the most important or even the most desirable factor. Orientation should also be determined by view, location of street and noise areas, the direction of the prevailing winds. For example, the picture window that faces south but onto a thoroughfare that carries an unceasing stream of vehicular traffic will provide little in the way of pleasurable viewing. Nor will the dining bay that faces east but brings along with the morning sunshine a view of a neighbor's unkept backyard do much to Try the classified marketplace JOHNSON CARNEY = RELOCAN MORTGAGING REALTOR 3 Bedroom Home--$12,900 Full Price 3 bedroom El Monte Mobile Home, set amongst the beautiful trees of Shady Acres at Orr Lake.
