Construction of a new hotel-motel complex to be located near the foot of Main Street is six months off. Both town officials and the facility's developer will be sitting down soon to thrash out potential problems before they become insurmountable. Nonetheless, the emphasis by those at town hall is definitely on the positive aspects of the development. : Penetanguishene planner Paul Hodgins said Wednesday the proposed complex could act as a catalyst for the town, which may lead to a rejuvination of the town core. Hodgins feels there is a great deal of potential in the proposal for L'Auberge Sieur de Champlain. Burden When questioned as to whether there would be any excess burden or problems created for the nearby sewage treatment plant, Hodgins stated in his opinion, he felt there would not. He said the existing capacity of the plant was sufficient to handle any expected extra load and the development, if and when it goes through would not affect the present operation of the plant. ' That opinion was confirmed by Public Works Superintendent Fred Linn who said the a @ 6 sae TT?" ies tleaadle! | z A as i i | = ... for hotel-m sewage treatment plant has a rated capacity to handle 8,000 population and he went on to explain that Penetanguishene currently has about 4,000 people connected to sewers and therefore, the plant has plenty of capacity to handle the proposed hotel project. Capacity Sewage treatment capacity as it relates to the proposed complex was one of the first items looked at in considering the proposal said Hodgins this week. There are other areas which will have to be ironed out as well before any actual con- struction begins. For example, it was originally thought that the developer, whoever it might be would look after the "burming'"? around the sewage plant. "Burming"' refers to the piling of sand and dirt around the perimeter of the area. Over a period of time however, the municipality has done its own burming and discussions will take place to encourage the developer to look after the landscaping of the ESI E Sea Ye ' a ; i & | me) a! otel complex area, a job the municipality would originally have looked after. Consultants The town consultants will also have their say as to what can and should be done before any final approval is given the developer. One consideration already being considered is to relocate some of the proposed parking facilities to other, more suitable locations. What effect will the new development, as proposed, have on the municipality's tax base? This question was put to Penetanguishene Clerk Yvon Gagne and according to his estimate, the hotel could prove a definite asset. Gagne said exact details have not been worked out yet, because it isn't known what the final proposal will look like, but he drew a comparison with another local development and suggested $25,000. might be roughly what the tax level for the new project might be. More important than the taxes revenue which is shared at different levels is the stimulus to further commercial development said Gagne. A new hotel complex will go a long way to encourage new growth and should increase the value of existing nearby property. Leaning Penetanguishene is looking at leaning strongly toward a leasing arrangement with any developer who carries out the project said Gagne, and that would allow the municipality to recover out of pocket ex- penses. All persons involved in the project-are very excited about the plans which were given approval in principle on Monday night but everyone also realizes that there are a lot of negotiations to take place and a lot of alterations to the original proposal could occur. Still the acceptance in principle of a specific concept is a step which opens the way to future planning and hopefully eventual construction. Sources at Penetanguishene Town Hall say negotiations could wind up within four to six months, with construction starting soon after. a J Vol.4,No.48, Folio96 Friday, November 28,1980 Penetanguishene, Ontario Vioney starts to flow Le Caron problems have been solved 5 Emotion packed night Charles Robertson III, flutist and lead singer for the Cooper Bros. shows some of the emotion that fills the music of his band. Though details are somewhat sketchy, and Simcoe County Board of Education officials refuse to comment, it has been learned that LeCaron School in Lafontaine has had monies. released to their operating budget. A reliable source in the Simcoe County Board has told this newspaper that soon after a report in this newspaper was released, telling that the LeCaron operating budget was not available to the school, money was released to the school's operating budget. The original report was released in this newspaper on Nov. 19. When contacted yesterday, Adrien Lamereux, Principal at LeCaron said he did not wish to comment on the budget's status, but he did say, 'All's. well at the school." When the Ivan Ansley, director of finances for the *™mcoe County Board in this area was contacted about the matter, he refused comment. 'I don't think discussion of a basic budget or the status of capital accounts should take place in public...it's not the place to be discussed in public." Ansley did say that some schools spend their funds early in the year while others spend later as needs arise. But he objected to isolating one school for discussion and said that with any of the 100 or schools under his jurisdiction, it was "'not (his) place to divulge that information." When attempts were made to contact the Ministry of Education for any elucidation they might be able to provide on the issue, no one was available for comment. As it stands now, no one seems ready to say definitely how the "'all's well'? came about at LeCaron, but all seem satisfied that the financial problems, at least for the time being; seem to be over, Curling and dancing tomorrow night Penetanguishene Curling Club is holding a Jitney tomorrow night at the club in Penetanguishene.
