AND IN THE MATTER OF a referral to this Board by the Honourable John Eakins, Minister of Municipal Af- fairs, on a request by Gary E. French for considera- tion of proposed Amendment No. 9 to the Official Plan for the Elmvale-Flos Planning Area. Minister's File No. 43-OP-0166-009 APPOINTMENT FOR HEARING THE ONTARIO MUNICIPAL BOARD hereby appoints Tuesday, the 1st day of November, 1988, at the hour of half past ten o'clock (local time) in the forenoon at the Council Chambers, Township of Flos, Municipal Building, 14 Queen Street East, Elmvale, for the hear- ing of this matter. If you do not attend and are not represented at this hear- ing, the Board may proceed in your absence and you will not be entitled to any further notice of the proceedings. In the event the decision is reserved, persons wishing a copy of the written decision may ask the presiding Board Member at the hearing or contact the Board's Offices. The decision will be mailed when available. DATED at Toronto, this 19th day of August, 1988. B.C. Alty Secretary (Acting) EXPLANATORY NOTE The Proposed Official Plan Amendment intends to establish new severance policies concerning the crea- tion of residential lots and lots to be used for intensive or specialized agricultural uses in areas designated 'Rural' in the Township's Official Plan. New residen- tial lots within this designation would be restricted to non-agricultural lands, separated by at least 1000' from existing agriculturally related buildings, not located in areas of high aggregate potential and generally limited to woodland areas. New residential lots would be limited to between 20,000 square feet and 38,000 square feet in size and, subject to the policies outlined above, no more than 1 residential lot could be created by Con- sent from alot as it existed at the time of approval of the Township's Official Plan being May 31, 1976. New lots created for intensive or specialized agricultural users would require an Amendment to the Official Plan and would be required to comply with the policies of the Plan to ensure that the lot is used for agricultural purposes and not primarily for residential uses. In ad- dition to the foregoing, a number fundamental policy concerns have been raised in connection with the pro- posed Amendment and will be considered by the Board. Particulars of these concerns are available for review at the Municipal Office during regular office hours. DATED at Elmvale, Ontario this 21st day of September, 1988. Wesley R.
