TOWNSHIP OF FLOS OF A PUBLIC MEETING CONCERNING A PROPOSED AMENDMENT TO THE GENERAL ZONING BY-LAW TAKE NOTICE that the Council of the Corporation of the Township of Flos will hold a public meeting on Wednesday, October 19, 1988, at 7:30 p.m. in the Flos Municipal Council Chambers, Elmvale, to consider a proposed comprehensive Zoning By-law under Section 34 of the Planning Act. A public open house will be held on Wednesday, October 19, 1988, from 1:30 to 4:30 p.m. in the Municipal Council Chambers. The plann- ing consultants and Township staff will be available dur- ing this open house to answer any questions you may have on the proposed By-law. THE PROPOSED Comprehensive Zoning By-law would alter considerably, the Township's current comprehen- sive Zoning By-law #12-77, regarding both text changes and mapping changes. Significant text and map schedule changes have been listed below. Copies of the entire document are available at the Municipal Office. Text Changes a) b = c) qd) A new Section 2, Interpretation, has been added to the By-law, incorporating many of the provisions previously located in Section 32, By-law Administra- tion, Enforcement and Validity. Several additions and changes have been made as well, regarding the interpretation of the By-law. The Definitions section of the By-law has been revis- ed with alterations proposed for several of the ex- isting definitions, along with the addition of forty-one new definitions of terms used in the By-law. A general review and updating of the General Pro- visions section of the By-law has resulted in a number of additions and changes. The major changes and additions relate to accessory buildings, uses and structures, outside storage requirements, off-street parking requirements, and loading space requirements. New sub-sections have also been added to the General Provisions providing re- quirements for accessory dwellings as well as ad- dressing the matter of storage and use of trailers and campers. A general review and updating of the specific zones of By-law 12-77 has resulted in a number of propos- ed changes. The Residential Mobile Home Park (RMR) Zone has been deleted in its entirety, as has the Commercial (C5) Zone and the Agricultural (A3) Zone. Two new zones have been added to the By- law. The Residential Conversion (RC) Zone is a new zone which permits seasonal dwellings which have been converted to permanent dwellings, and establishes provisions for such uses. The Tent and Trailer Camp Commercial (C5) Zone is another new zone, established for recreational house trailer parks, recreational uses, tourist establishments, and accessory uses to the foregoing. The Open Space Conservation (OSC) Zone has been replaced by the Environmental Protection (EP) Zone, which also con- tains expanded permitted uses and zone provisions. A Holding (H) Zone has been added to all Residen- tial Zones, with the exception of the Residential Con- version (RC) Zone, all Commercial Zones and all In- dustrial Zones in accordance with the policies of the Township's Official Plan. Map Changes a) b) The six maps, four overall Township maps and two details, comprising the Schedules to By-law 12-77 have been replaced with ten new maps. The new schedules have been based on the latest assess- ment maps, and unlike some of the previous schedules, all individual lot lines are shown. The Township is shown on six maps, and an additional four maps detail the hamlet communities of Craighurst, Phelpston, Orr Lake and Waverley. Since By-law 12-77 was enacted, some seventy amendments have taken place. These have been incorporated into the new schedules. Revised Environmental Protection (EP) Zone lines have been developed on the basis of detailed aerial photography interpretation of the Township. THE COUNCIL of the Corporation of the Township of Flos recommends that every property owner examine this notice to determine the effect of the proposed changes on his/her property holdings. ANY PERSON may attend the public meeting and/or make written or verbal representation either in support of or in opposition to the proposed Zoning By-law.
