Sales through the Multiple Listing Service of the Toronto Real Estate Board for the first 10 months of 1971 are already greater than in all of 1970, states Joseph P. Abela, president of the 6,000- member board. In the first 10 months of this year, 13,308 properties sold through Mrs for $422,296,783, up 25 per cent from $366,017,440 which was the total value of 11,190 M13 sales in the first 10 months last year. In'all of last year 13,0N sales through MLS amounted to $394,123,765. The dollar value of MIS sales in October this year was 30 per cent higher than in October last year. Last month 1,430 MLS sales totalled $47,691,868, up from $36,707,665 on 1,234 sales in October 1970. Mr. Abela said that real estate sales show continuing buyer confidence in the strength of the Metropolitan Toronto economy and the national economy, despite such disruptive influences as recent US. trade measures. The strength of the real estate market with its steadily strong prices is in marked contrast with some other .investments, Mr. Abela said. The average price of houses was $30,359 in the first 10 months of this year. The average for 12 months of 1970 was $29,492. Last year business was plagued by high interest rates, a problem that has largely disappeared this year with welcome rate reductions. The supply of mortgage money from all sources appears to be adequate for several months ahead, Mr. Abela said. "The Economic Research Committee of the Housing and Urban Development Association of Canada, on which the real estate in- dustry is represented, predicts that lenders will put approximately the same amount of money into residential mortgages next year as in 1971, "It appears that the life insurance companies may swing towards increased lending on single-family dwellings, in contrast with their recent emphasis on participation loans for apartment projects. One of the major projects in the flood control and water conservation program of the Metropolitan and Region Conservation Authority will be open to the public Sunday, November 7, when Claireville Dam holds its annual open house between 1 pm, and 4:30 pm. Half-hour tours of the dam and its five-storey control, tower will be conducted and authority personnel will explain the dam's operation as well as its function within the authority's overall flood control and water con- servation program. Claireville Dam is located on Indian Line road, one-and-a- half miles south of Claireville Village (Highway 50 and Steeles Avenue). Claireville is one of several major projects under this program including channel improvements on the Humber River in Wood. bridge, on the Don River in the York Mills Valley, on the Black Creek in northwest Metro Toronto and the Milne Dam and Reservoir on the Rouge River at Markham. These channel im- provements are designed to carry heavy flood flows safely through the areas affected, while the dams afford flood protection, improved stream flow year round and potential for recreational use of the reservoirs created. As another aspect of its program, the authority is also acquiring flood plain land which is being developed as conservation areas and parks since social ht,' economic considerations r quire that reservoir developments serve recreation as well as flood control and water flow Sales, prices climb Open house iFiiil1iiiiifii-t'jil (i" no _irijillii) ji(f/l) @2395 jâ€" l $lllRli1rrllllllllllllll,lllllll 'ii!,,,;:'.',,",,),:'!"']-!,,,!, q Illltlllillllilr smut; tlhilllllilllll'lllll @Ifl‘ ll «MEANS .
