PAGE 4, WHITBY FREE PRESS, WEDNESDAY, JULY 22, 1987 Resl'idents.can stili negotiate over trees, says Bugelli* Whitby council bas given ap- proval to a 77-unit townhouse sub- division on the east side of Garden St. N., north of Martinet, while at the same time telling residents in the area they still have a negotiating tool with the developer. "IWe are not sure our concerfls are going to be met with a caring ear if approval is given," Andy Fedak of Bradley Dr. told council at the last meeting of the summer held July 13. At an administrative committee meeting on July 8, committee post- poned a decision on the subdivision until the residents had a chance to meet with the developer, Arch Con- struction Development Cor- poration, to discuss landscaping. Instead,' the residents met with a representative of the planning departmnent on July 15. From that meeting, staff recomniended to. council that the subdivision be approved and« that residents' landscapiflg concerns be dealt with as part of an on-going subdivision agreement. "We won't take away anything we gave you two weeks ago," coun- cillor Joe Bugelli told Fedak, noting that items such as landscaping and sidewalks are subject to a site plan agreement between. the developer and the Town. Kevin Tunney, speaking on behalf of the developer, asked council to approve the subdivision s0 the developer can work on a site plan during council's summer "Maturity ot trees," Fedak replied . e e t "Under the site plan agreeet you can demand that. Your negotiating tool is stili there," said' Bugelli. Arch Construction is proposiflg to build 77 two-story, detached houses with lot widths of 22 f t., six inches and a four-foot separation betweefl units. Brick wil be on the first story of the unitÉ while aluminum siding will cover the second story. The subdivision is expected to generate a population of 270 people. The site plan application will be coming before council this fail. Downtowfl building plan is referred An application to buiki a four- story office retail building at the current site of Waterbed Gallery at Brock St. S. and Dunlop St., has' been referred by Whitby council until September. The application was made by the Sorichetti Corporation. The corporation had applied for a five-story building but the planning department amended the ap- plication to four stories. The department noted that the setback from both Brock St. S. and Dunlop -did not meet the zoning recess.Thcoprtn But Fedak was stili apprehen- bylaw of 17.9 feet.Tecoprul sive, saying "Without restriction of had applied for a setback of 10 feet. council approval, Arch will not By reducing the building one respond fairly." story the required setback is only 10 Bugelli then asked Fedak: feet.
