Sunnycrest Nursing Home at the Free Press photo OMB hearing Monday for gas bar For an Ontario Municipal Board hearing to begin next Monday, the Town of Whitby will use a locational study to support the council decision to deny a gas station at the southeast corner of Dundas St. W. and Jeffery St. An Ontario numbered com- pany, also known as Southland Ontario Ltd., had applied for the gas station and accessory con- venience at the corner. The applicant decided to appeal the decision by council to reject the gas station. Council said there would be adverse traffic impacts created by the gas bar at the location, and that the property doesn't meet site standards or a gas bar. Hcwever, the applicant hired a consultant to prepare a traffic impact report, in support of the application. And at a February meeting, Town planning director Bob Short noted that theappli- cant may state at the 0M hearing that west Whitby is cur- rently served by only one station (located at the southwest corner of Dundas and Jeffery). Short also noted that the Town official plan does permit two gas stations at an intersection. Plan- ning departinent had recommen- ded approval of the application, but 'subject to a number of design improvements at the intersection," said Short. Short then recommended that council authorize planning department to secure the ser- vices of a professional traffic engineer, land use planner for a locational study (since two gas stations are permitted at an intersection). The recommendation was passed in February to allow time for the study to be conductei and completed in time for the OMB hearing. Short noted that information obtained by the planning depart- ment "tends to verify" the study done by the consultant (Marshall Macklin Monaghan Ltd.) for the applicant. "I still believe traffic is a pro- blem in that area,» said council- lor Ross Batten, planning com- mittee member. Councillor Joe Drumm, plan- ning committee chairman, said he believed that a locational study will show there are other places in west Whitby for a gas bar.
