Baker and Fred A. El- lis, both of Winnetka. The suit in- [volved the question of rights arising lout of a lease and option- respecting the property at 1071 Vine street, Win- netka. Baker, the lessee and optionee charged that Ellis, the lessor and optionor, re- fused to comply with the terms of the contract to sell the property to him. The substantial sum allowed in dam- ages was due to the fact the lease and loption was made in 1921 and was breached in the Spring of 1924 when [the real estate had materially increased lin value. Mr. Baker, the plaintiff, was repre- |sented by Lloyd D. Heth and Andrew |D. Collins of Heth, Lister and Collins, lattorneys, and Mr. Ellis by attorneys Samuel B.
