Barnes on Farlston road, Kenilworth, D. 8. Stillman of Hokanson & Jenks, Inc. represented the purchaser. Mr. Barnes will improve this property with three homes. Property at 140 Oxford road, Ken- ilworth, improved with an eight room frame colonial residence on a lot 100 x 200 has been sold by Lewis B. Walton to Frank A. Hiter. Thomas S. Hodgson represented both the pur- chaser and the seller. Mrs. Walter J. Gunthrop of 540 Sheridan road, Evanston, has purchas- ed from John A. National Real Estate Board Ex- plains the System After Study and Issues Pamphlet Increasing interest is being shown in Multiple Listing. The information given is taken from the pamphlet on "The Organization and Administration of a Multiple Listing System" issued by the National Association of Real Estate Boards and is the result of long and careful study. What is this Multiple Listing Sys- tem? It is a method of exchanging ex- clusive listing contracts for the sale of property between brokers of the same real estate board, whereby the listing broker remains the exclusive selling agent representing the owner but all other brokers to whom the listing is sent are given a description of the property and the right to sell it and to share in the commission earned if they make a sale. The listing broker can still earn the entire commission if he effects a sale himself and keeps his rights as exclu- sive agent but, by giving his fellow brokers a chance to sell the property, he widens his market and has a better chance to bring about a sale. It can readily be seen therefore that this sys- tem will expedite sales thereby mak- ing real estate a more liquid commodity and attracting the public to real es- tate as an investment. Within ten years it has been established in nearly two hundred cities and is now a de- finite factor in real estate selling. An exclusive listing contract is neces- sary to the proper operation of such an exchange of listings of property. This contract gives the listing broker the sole right of selling the property within a certain period of time during which he is protected in his efforts to effect a sale. If he does sell, the re- ward is certain and therefore he is stimulated to make his best effort. In this way the contract works to the advantage of the owner who is much more likely to obtain a quick sale and satisfactory transaction. Then too, with this contract the broker is in a position to approach his fellow- brokers for assistance in selling the property, and he can do this without danger of losing his interests which would not be possible without such a contract. So in this way the system works to the advantage of both the broker and the owner. It has been found that the most sat- isfactory method of organization is the establishment of a Multiple Listing Bureau within the real estate board. Membership in this bureau should be open to all active members of the board and in nearly all instances where a bureau is now in operation, is volun- tary. It is possible for the bureau to function profitably even though all the members of the board do not be- long to it. Charles B. Grayling Buys Lot on Abingdon Avenue Charles B. Grayling, owner of Gray- ling's restaurant in the Wrigley build- ing, has purchased a lot 75x160 feet on Abingdon avenue, Kenilworth, from Theodore Susen. Mr. Grayling is having plans prepared for a nine room brick home, and expects to break ground shortly. R. M. Johnston and company were the brokers for the sale. The same brokers report the sale of an apartment lot 40x150 feet on Hoyne avenue south of Howard street, Chi- cago, for Lucy V. Furlong of Wil- mette to Edna B. Heicher of Chicago.
