The real estate board also reached another milestone recently when it introduced its first book giving MLS listings compiled by a computer. Local real estate agents are now using a computer to belp clients who are in the market for a home, a farm or a business. The new MLS -Computer Photo Book offers real estate agents in the Region a weekly update of ail MLS listings. The book contains a listing of homes complete with pictures and farms, industries, commercial property and vacant land in separate sections. A weekly computer print out on ail MLS sales is, provided and thanks to computerization, the book features the marketing time of properties listed througb MLS and even a percentage break- down of the sale price compared 10 the list price. The new book was officially unveiled recently at a press conference at the heritage House Restaurant in Bowmanville. From a humble beginning almost 25 years ago, the Oshawa and District Real Estate Board began its photo- co-op service using a hand- operated stencil machine to process MLS listings. That's a big change from, the first year of MLS service in the Oshawa district wben a total of 54 listings were processed and sales numbered fine at a volume of $90,000. The average sale was $10.000. Gerry VanSchepen, the MLS Chairman for -the Oshawa and District Real Estate Board, said the book is of definite benefit to vendors since their listings with pictures will appear weekly for the duration of the listing contract and purchasers will find it easier to locate a home of their choice since the book records listings in sections namely by address, type of property and by ascending price. Mr. VanSchepen said that the computer systemn is a vast improvement over the metbod ,previously7 used 'in the processing of MWLSiszti-ngs. This was done at the Real Estate Board office on a tandem offset press. More than 700 members would file individual listings in a binder twice weekly - a real, time- consuming procedure. Mr. XanSchepen reported that although the inception of computer books in real estate is relatively new in Ontario, at least 20 boards across the province have changed to computerization of MLS listings. In addition to providing information on property, agents can find regional information such as area maps, lists of bospitals, day care centres, schools and churches in the new computer book. The board says its executive is extremely pleased that the broker members and sales agents have almost unanimously supported the acquisition of this new service and with their co-operation the transition to the new system could be achieved in a few short months. Adopt Policy On Replacing Mail ]Boxes If the Durbam Region should accidentally break a mailbox, it will replace it free of, charge anywhere in Durham. A new policy on mail box location and replacement adopted by Regional Council in Whitby last week noted that the boxes will be replaced free of charge if damaged by regional road equipment and provided that the box is erected according to regional guidelines. A report fromn the Durham public works committee noted that previously it had been regional policy to replace mailboxes but charge a five dollar fee in the former, Ontario County. Here in former Durham county, no fee had been charged. According 10 guidelines for installing mail boxes, each box must bc no dloser than the dit ch cdge of the shoulder of a road or ai lcast, onè foot away from the nearesi edge of the travelled roadway where there is no shoulder or ai Ieast one foot away from the nearest curb. The box must be securely attached to a fixed post or, cantilever arm and it must be three-and-one-half feet above the roadway.
