Major Repair Insurance For Owner-Occupied Homes Available from W. Frank For the first time nationally in Canada, Major Repair Insurance is available to buyers and sellers of owner- occupied resale homes and condominiums. Walter Frank, President of W. Frank Real Estate Limited, today announced the introduction of the new insurance programme which was developed in co-operation with Reed Shaw Stenhouse Ltd. and Relocan, the national association of over 90 independent real estate brokers in over 250 Canadian communities. The plan is available exclusively through Relocan member real estate firms. "In the past three years, similar plans have been very well received in the United States," said Frank. "When a seller puts this type of coverage on his property, it results on the average in a 3 per cent increase in the sale price of the home and a 50 per cent reduction in the time required to sell. Buyers can have confidence when they purchase a home protected by Major Repair Insurance." The insurance, purchased by the vendor and assigned to the buyer, provides indemnity against major unforeseen repair and/or replacement, costs of unknown major structural defects or breakdowns of the heating, plumbing and electrical equipment and appliances. After making a joint inspection of the home, the vendor and his listing broker apply for coverage at the time the listing is signed. The premium, which is calculated at 1/10th of 1 per cent of the selling price, subject to certain minimums, covers a period of 12 months from the date of sale. Losses are subject to a $100.00 deductible on each and every claim. In the past, only new homes have been protected by builders' new home warranties. Now, not only older homes, but any owner- occupied resale home can have the same type of insurance. Homes for sale which are covered by the new Major Repair Insurance will be easily identifiable by a sticker on the listing broker's yard sign. Says Frank, "When purchasers see the '365' symbol on a W. Frank Real Estate Limited sign, they will know that the home has been examined for defects and that a written report on the condition of the home has been filed. The "365" symbol on the signs of Relocan brokers across Canada will mean homes protected by pre-paid Major Repair Insurance for the first year of ownership."
