Beware of Land Swindles Ontario residents could end up spending "relaxing" weekends weekends at their swamps if they aren't wary when buying cottage cottage and retreat lands. Over the past few years, a local Ontario version of the old Florida swamp land swindle has been snaring victims looking looking for vacation property. Hundreds of buyers have been snared into purchases through newspaper advertisements describing picturesque spots with lots of acreage, perhaps on the waterfront and maybe even including an entire lake or two. Consumers have lost down- payments of $500 to $10,000 through vacation property swindles. For some, life savings savings were wiped out in the deals. To protect their investment in such a major purchase, consumers should always get legal advice before signing any documents. Never use a lawyer connected in any way to the person or firm selling the property. Be particularly cautious in buying land from anyone not represented by a real estate firm. A vendor who is not a real estate agent does not have a business reputation to protect and there is no specific legislation controllling such sales. Real estate brokers, however, must be registered with the ministry and could lose their certificates if involved in illegal land deals. Always ask to see the property property deed or the broker's authorization to sell the land. Don't buy on impulse. Shop around and visit as many properties properties as possible.
