Jhe answer is at... •p/CKSOtf . FLOOR COVERING_LTD. HIGHWAY 2 1 mile west of " Cobourg (416) 372-3331, Past, present and future problems have left a group of Martin Road and area residents uneasy about a proposed proposed new subdivision in their neighbourhood. neighbourhood. The development proposes building building 52 single family homes, 88 semidetached semidetached dwellings and 144 town- house apartments on a parcel of land between Waverley Road and Martin Road, south of Old Highway Two. A zoning amendment intended to extend the boundaries of the present parcel of land zoned residential type four (which permits the construction of high density townhouses), drew a large delegation of residents to the November 16 general purpose committee committee meeting. The amendment would also change the zoning of adjoining lands to alter the distribution of the proposed single family and semi-detached homes. Concerns from the eight residents who spoke to councillors on Monday centred around increased traffic to the area, school accommodations, possible well disturbances and the devaluation of surrounding homes and properties. The potential loss or contamination contamination of water supplies to the homes on Martin Road that are on wells, was a large concern to several residents. Ieka Vanderkooi, a resident of Martin Martin Road for 28 years, told councillors of her past experience with development development and loss of water. "When Doreen Crescent (which is east of Martin Road and south of the proposed development) was built our water was cut off for the winter," said Mrs. Vanderkooi. The loss of water was for a period of five months, and meant that the affected affected members of the household had to rely on relatives, according to Mrs. Vanderkooi. Ken Jansma, another Martin Road resident, also keeps a close eye on his water supply. Mr. Jansma explained to councillors councillors that his well is checked every four months. "Over the past three years the water has been perfect," he said, hoping that it would stay that way. Lynn Matthews, a Waverley Road i resident, questioned where the chil-r dren moving to the subdivision would# go to school. H Her thoughts were echoed by{ another Waverley Road resident,» Mary Somerscales. Mrs. Somerscales told councillors! of the present crowding at the public! school and the increasing . traffic! around the school when trying to pick; up children. ! Traffic concerns were also raised! by Dave McDougall. ! "We have enough people trying to! get in and out of places now," Mr.' McDougall, also a Waverley Road re-i sident, told councillors. i Backing out of his driveway and! finding a place to park at the local! plaza can also be a challenge with the ; already increasing traffic, according; to Mr. McDougall. • "When I moved in there were cows )' in the field," said Mr. McDougall. ; Jay Nimigon is concerned about the J boundary between the proposed sub- 5 division and the homes on Martin? Road. * "Will they demolish trees, tear; down fence lines and do nothing to ; re-establish the boundary?" he! asked. ; A representative of the developer , assured the residents that the town- • house complex Would be kept back ; from the fence line to minimize im- ' pact on the slope leading to the \ homes on Martin Road. ; Cliff Chin, from R. V. Anderson and J Associates, representing the de- j veloper Kiddicorp Investments Ltd., > told councillors and residents that: l the zoning amendments would actu- ; ally create fewer buildings than the ! current zoning would permit. ÏÎ Another spokesman for the de- veloper explained that the town- v house units would consist of 14 sepa- E rate buildings, each with ten dwell- ^ ing units. z The buildings would be three- " storeys high and taper to two-storeys !j on the ends. There would be above- _ ground parking and provisions for ; parks. Councillors have called for a meet- ;• ing between town staff, the developer and area residents. The report on the ■ subdivision has been referred back to town stafffor a subsequent report. "■ Think Canadian^ N.L.
