I do hope everyone everyone enjoyed their holiday. Many folks went to cottage country. A little cool I imagine. imagine. Myself I stayed home and did much needed yard work and soaked in a bit of sun. The Hampton Community Community Association arranged a public meeting on Tuesday, May 14th. The meeting took place at the Hampton Town hall at 7 p.m. Present were Joe Carua- na, Director of Community services. Operations Superintendent, Superintendent, Jim . Cameron, Regional Councillor of Ward One, Larry Hannah and also Councillor Arnot Wotten were there. Nick Vansegglin of the Newcastle Parks De- P artment, as well as Paris layground sales representative representative Mark Chittock. Several Several residents of Hampton came out to show their support. support. Vice President Lee Campbell Campbell thanked everyone for coming and introduced the Board members and the representatives representatives of the Town of Newcastle. The Board presented presented a proposal to erect a ^ und at the Hampton t was asked that the Town of Newcastle back it 100% with the maintenance and insurance as well as having money available in next year's ■ budget. The H.C.A. agrees to help in financing financing the playground The meeting was a success success in that our proposal was accepted. The wheels hâve been put into motion. It is in the hands of Councillors Councillors Hannah and Wotten. Also Jim Cameron will play his part. There are many details details to work out, but it does look promising. In inquiring about the sale of the Hampton Town Hall, we were reassured that the community would still have full use of the downstairs for an extended period of time. This would allow the Town of Newcastle time to build a new and larger hall for Hampton. There was a poor turnout turnout for Wednesday's Euchre Card Party, filling only five tables. Nevertheless there were many winners. Marie Moses took the High Score with 82. Hleen Warder was second with 76. Gladys Pott had 73. Doug Renton and Richard Potter tied for fourth with 71. The Most Lone Hands was won by H- leen Warder with 4. The Most Honest Player was Marg Hall. Wilma Kantor won the Special. Draw Prize winners were Marie Moses, Gladys Pott, Bernice Renton and Agnes Schofield. Also on Wednesday evening, evening, a fine game of softball was played on the diamonds at Courtice's S.T. Worden Public School. Hels Construction, Construction, Hampton's ladies team beat the Courtice Coolers Coolers 20-7! An excellent first game for the Hampton team. Courtice South Public School is having a Family Fun Day on Saturday, May 25th from 10 a.m. - 3 p.m. rain or shine. There will be a magician, BBQ lunch, games, contests, prizes, flea market, bake sale and raffle. All proceeds will be used to support ' school activities. Come one, come all, a great time can be had by everyone. everyone. Hampton and Eldad United Churches will be having a joint session on June 6th at 8:00 p.m. at the Hampton Church. Zion United Church is having a crafts, flea market and bake sale. It is to be held on June 8th from 10 a.m. - 4 p.m. There will also be a petting zoo for both young and old. There will be a Solina Day on Saturday, June 8th. There will be a Bicycle Parade Parade and Horseshoes at 12:30 p.m. followed by many other events. "Also; more money is made in real estate investments than in any other investment." Mr. Hockin spoke to the Rotary Club of Bowmanville at their noon meeting on May 2 held at the Flying Dutchman Hotel. Mr. Hockin Hockin was pinch-hitting for the programmed speaker, who was unable to attend. He was presenting his classification classification talk - a speech which Rotarians give to their fellow-members fellow-members about the business business or profession in which they are employed. Brad Hockin joined the Rotary Club in November of last year. His speech, entitled "Real Estate: What is it," was informative informative and it updated the state of the real estate market market in the present climate of recession. "The present market, is down about 20% to 30%," he said. But, he added that although although there is not much confidence in the market right now, "we are moving back into a stable market;" Mr. Hockin cited the falling falling mortgage rate as one factor factor in getting the real estate market back on its feet. He explained the three phases which go into the selling of a property: the listing, the marketing, and the presentation presentation of the offer. There are many venues open to the real estate salesperson salesperson today in which to advertise advertise a listed property - newspapers, magazines, radio radio ana television. Also a great boon to marketing property today is the computer computer network of homes which shows prospective buyers color pictures of homes listed in their price range. "When we list a property, we rely upon comparison properties which are similar to the subject property in size, construction and location. location. Then, we arrive at a price which the vendor believes believes is fair and the agent believes he can realistically sell the property for. Then we market the property in the various media and hope for an offer we can present," he said. Mr. Hockin stressed that honest representation of their clients is what makes a real estate company successful. successful. Mr. Hockin also stated that the commission which the agent receives is negotiable, negotiable, but that without the offer and a completed sale, there is no payment for any work performed. To boost their incomes, agents can command a referral referral fee from other agents who have clients who are looking for properties outside outside their areas. For example, example, if a resident of London, Ontario, was looking to relocate relocate to this area, an agent in London could contact a local agent with the pertinent information information about the size and price the client was willing to pay for a property and have the local agent prepare some properties for the client to see. This saves a lot of time' and frustration for the purchaser. Mr. Hockin said that mid-range properties, properties, those in the $150,000 to $200,000 range are moving now that there is a quickening quickening market, but those homes under $100,000 are scarce. "The first-time purchasers have made some good deals in this market, but now, the second-time buyers are lo- looking at homes in the midprice midprice range." So what's not moving in today's market? "There are lots of homes in the $250,000 to $300,000 range with no buyers," he said. "I'm glad that I chose real estate as my profession," Mr. Hockin summed up. "You get to meet and help people with that biggest purchase purchase of their lives and that makes me a very happy man." The meeting began with an upbeat upbeat devotional led by Glenda Glenda Hull and the School's chamber ensemble. The first agenda item was a series of reports from a number of board committees committees and from Ellen Brum- well, Student Council President. President. There was a farewell to retiring board members, with thanks for the many hours of hard work, all done on a volunteer basis. A major major agenda item was the adoption of the budget.
