When you consider that buying a home is probably going to be the single single largest purchase most of us will ever make, it's little wonder that the process can be somewhat frightening and a little overwhelming to most people. To help you sort through the process process and have a better idea of just what to expect, the Ontario Real Estate Estate Association is offering first-time purchasers copies of its popular, free - and recently revised book - called "How to Buy Your First Home," Response to Buyer Needs The 128-pagc guide originated two years ago in response to research . showing that potential first-time buyers buyers wanted a lot more information about the home-buying process. Now in its fourth printing, the casy-to-rcad book has been revised to reflect lower interest rates and down- payment requirements. For instance, at an interest rate of nine per cent, the cost per thousand (based on a 25-year amortization period) period) is $8.28. So, if you purchased a home with a mortgage of $100,000, your payments at this rate would be $828 per month. Some lending institutions are now offering short-tenn mortgages (usually (usually six months) at even lower rates. Based on a 25-year amortization, monthly payments at seven per cent would be $700, at six per cent they would be $600. From this simple example you can see what a difference a couple of percentage percentage points make. And keep in mind that lower interest rates not only affect your monthly payments, but also your ability to qualify for the mortgage in the first place. User Friendly Unlike some other books about home-buying, "How to Buy Your First Home" is designed to be user- friendly and makes no assumption that the reader has any previous knowledge of the home-buying process. process. The book leads you through the following stages: * Making the decision to buy; * Deciding what kind of home you can afford; * Investigating the marketplace; * Selecting and working with a lawyer; * Making an offer to purchase; * Arranging a mortgage and other costs; * Having the home inspected; and * Completing the transaction. Several worksheets and checklists are included in the book, to help "demystify" "demystify" the home-buying process even further.
