LISTING The Multiple Listing Service, or M.L.S. is an important and exclusive one, accessible only through a Realtor, and will no doubt be one of your most valuable aids when selling your home. Through the M.L.S. computer system, a wide variety of properties, in fact the vast majority of listed properties in most areas, arc made available lo your Realtor. In conjunction with a very sophisticated computer, programmed for a host of Real Estate-related functions, and on which listing informalion is updated daily, is the M.L.S, Catalogue of Listings. This book is published biweekly biweekly and features Photos and Descriptions of all properties listed for sale on our Hoard (Oshawa and District Real Estate Hoard), Details such as zoning, lot sizes, taxes, heating systems, etc. can be found here, along with mortgage infonnalion and recent listing and sales statistics. To us, as Realtors, this is an indispensable too! M.L.S. is an extremely effective marketing process, but a very costly one indccdl This explains why many companies charge a slightly higher commission rate to list your property using this method. However, given the benefits of a system which exposes your listing to a vast marketing area and to hundreds of Realtors, the extra cost is more than worth it. A property priced realistically and marketed through the M.L.S. system with a hard working experienced Realtor, will no doubt receive more showings, sell faster, and fetch a better price that one that isn't! Your questions and comments are always welcome, If you're thinking of buying or selling this year, please meet with me first. Also, call me for details on our Grand AM SE Sweepstakes.
