He spends a great deal of time comparison shopping and rarely ever purchases the first home that he secs or likes. The purchase of a home is a huge investment for most people and they simply cannot afford to be nonchalant about it. If your home is overpriced, most educated buyers will discard it from their lists even though they may like it very much. Contrary to popular belief, most serious purchasers WILL NOT come to view an overpriced listing and WILL NOT "try an offer" simply because they don't care to be rejected and they don't want to waste their time, your time or the Realtor's. They WILL however, try an offer on a home which their research tells them is realistically priced and in their range. So to avoid disappointment, frustration and eventual failure, contact a knowledgeable Local Realtor when selling your home. He or she will price it realistically from the start by using documented statistics relating to comparable home sales in vour area as well as current market trends. Mortgage Credit Increases by 2% Residential mortgage credit increased increased by almost 2 per cent in the first quarter of the year compared to 1.2 per cent in the fourth quarter 1993 reports the latest edition of Mortgage Market Trends, released today today by Canada Mortgage and Housing Housing Corporation. "The first quarter activity sup- . ports our overall projection of 8 to 9 per cent mortgage credit growth this year," stated Marc Pellerin, CMHC's Capital Markets Economist. "While the first quarter growth reflects a stronger resale market and higher average average prices, the pace of mortgage credit growth remains modest," he added. While lending activity accelerated during the first quarter, secondary market activity slowed. New issues of NHA mortgage-backed securities (MBS) totalled 73 pools valued at $720.5 million. I I I I I I I I I I I I I I I I I I I I I I I I I by Ben Bramble Asphalt driveway maintenance Damage to asphalt occurs in the spring and the fall when there is a lot of rain and in winter when moisture freezes in all the little cracks and crevices and lifts out small stones. Asphalt is composed of crushed stone which is bonded together with a sticky oil. The oil is attacked by the ultra violet light from the sun which breaks down the bond. So basically your driveway is under attack all year long from the weather plus the abuse it takes from heavy trucks and car tires. A recent survey in the Toronto Star gave 10 years as the average life of asphalt drives provided they receive proper care. That is a depressing figure and I question it, but even so the mere suggestion should alert you to the fact we are dealing with something a lot less permanent than, say, a concrete drive. Proper care involves putting on a top sealer every other year or so depending on the need. Actually a yearly application can result in a buildup buildup of the sealer causing it. to flake off; so easy does it. The purpose of the sealer is to reestablish reestablish the bond between the oil and stone and to provide as much waterproofing as possible. Quite incidental is the aesthetic pleasure you get from looking at a jet black drive. Before applying sealer sweep the surface clean and hose it free of all loose material. Fill any small cracks that are less than 1/4- inch wide with special caulking. Wider cracks should be filled with dry patch after you have scraped away any loose stone. Larger damaged sections or holes should be brushed out clean after chipping away at the edges to create a vertical edge. Asphalt has very little tensile strength so you don't want any feathered edges such as you apply when doing drywall repairs. Use the end of a 2 x 4 to tamp down the dry patch, getting it tight against the edges. If you dislike the mess of cleaning up with Varsol you should buy the emulsion type patching which can be cleaned up with water and soap. On large patches, lay a piece of old plywood over the patch when you have tamped it fairly level and drive over it with your car a few times. When all the patching and caulking is done, wait for a warm sunny day that heats up not only the driveway but also the sealer for easier application. Take your pick of applicators -- stiff stable broom, roller or squeegee -- and follow the manufacturer's directions. When the job is done you should cordon off the drive with ropes, ladders, whatever it takes to keep kids, pets and cars off for at least 24 hours. One last (or first) thing. Take the car out of the garage before you start and park it on the street. You would hate to be the one to drive over the uncured surface in an emergency. Oh yes; asphalt is a petroleum product and is vulnerable to gasoline, especially the kind that spills when you are filling the lawn mower. Ditto for leaking oil from your son's clunker.
