PRICING TO SIT There are many factors affecting the sale of a home. The single most important element in getting your home sold, however, is to price it properly - according to current market conditions, comparable SOLD homes and location and condition of the property. There are a few considerations: The exact asking price of your home depends on how quickly you need or want to sell it. The more realistic the price, the faster the sale. The more houses for sale (unsold) in your area, the more competitively you need to price yours. Do not build an excessive amount of negotiating room into your asking price. Your listing agent may be aware that you'll take loss, but hundreds of other agents and buyers won't. To encourage Real Estate professionals to take you seriously and to show your home, price it accurately. An "over-improved" home can take a long time to sell unless it is priced correctly for the neighbourhood. A poor housing market will not prevent your home from selling if it's priced according to the current market conditions (the key word being current). Last but not least, remember that more advertising, more Open Houses and changing Realtors are NOT solutions to getting your home sold. Pricing to sell and not to sit is the answer.
