That's why it pays to shop around - ers, homes or neighbourhoods, neighbourhoods, but for the individual who will help us get the most for our money or property: the Realtor. By Realtor, we mean a licensed real estate professional professional who is a member of a local real estate board, as well as the Canadian Real Estate Association and, in Ontario, the Ontario Real Estate Association. Whether you arc a buyer or a seller, when you work with a Realtor, you can expect strict adherence to provincial law.as well as to a national code,of ethics. That means that if a Realtor is your agent, he or she is obligated to look after your best interest and must be loyal to you. The Realtor, you select should be someone who cares about your needs and has the experience experience to provide, you with sound, effective advice and professional service. People often think that Realtors represent the buyer and the seller equally, but that is not necessarily the case. In residential real estate transactions, transactions, Realtors have traditionally traditionally been the legal agents of the sellers. If you are selling a property, usually you will enter into a listing agreement with a broker. However, often a second Realtor, or the selling selling broker, is involved. This is the individual who finds the buyer. It may appear as if the selling broker is working for the buyer and legally obligated obligated to look after the buyer's best interest, but that's not always so. The selling broker often receives a portion of the fee paid by the seller to the listing broker. Legally, both the listing broker and the selling selling broker may be working for the seller. To eliminate any confusion, confusion, particularly if you are a buyer, it's important to establish establish from the start the relationship relationship that exists between you and the Realtor you select. These relationships, , may include: Vendor's agent - When a Realtor is a seller's agent, he or she must do their best for the seller of the property. This individual will provide the seller with a fair assessment of the property, prepare a listing listing agreement, develop a marketing plan and help separate separate "lookers" from "buyers". "buyers". He or she will ensure that only serious offers are tendered. Nothing will be misrepresented and all questions questions will be answered honestly. honestly. Purchaser's agent - When a Realtor is a buyer's agent, he or she must do their best for the purchaser. A written written contract establishing this relationship will explain the services to be provided, spell out if any special fees will be paid and how much. It will , also specify what obligations a purchaser may have, such as working with the Realtor for a specified period of time. Dual agent Occasionally, a Realtor will act as the agent for both the buyer and the seller. Under this. agreement, the Realtor must do their best for both the buyer and the seller by fully disclosing all information and keeping nothing confidential, A Realtor can act as a dual agent only if both the purchaser purchaser and vendor agree in writing. Knowing who the Realtor is really working for is the first step in ensuring your real estate transaction is the best one you can make. The clean-up party will meet at Memorial Park Clubhouse 10:00 a.m. on Sunday, November 9th, split up to pick up garbage and recyclages, and return for a party to celebrate their achievements. The idea came from a Dupuis' family meeting, where Alyson, Christopher and their parents discussed options for a community project project that would be good for their home town. 'Hie only criteria was that the choice had to be unanimous. The "Clean-up Day" was selected from options that included a toy drive, bake sale, and giant yard sale, and the children asked if they could be in charge of making it happen.
