The extremely successful successful "First Home Loan Insurance" programme, programme, introduced in 1992 by Canada Mortgage and Housing Corporation (C.M.H.C.), the government body tlial insures high ratio mortgages for lenders, enabled thousands of first time buyers and special "hardship" eases to purchase homes with as little as five percent down. As of May II, 1998, this programme will end, hut the good news is, that after this date, EVERYONE who qualifies qualifies for home ownership, will he able lo purchase a home (a principal residence) residence) with a minimum 5% downpayment (certain (certain price ceilings apply). The not so good news is, the premiums charged by C.M.H.C. lo insure these higher risk mortgages (those with 5 to 9% downpayments) will change. As of the above date the Insurance premiums will increase from 2'/ 2 % to 3/4% of the mortgage amount. The premiums can be paid "up front" or added to the mortgage and amortized over the life of the loan. All Agreements of Purchase and Sale signed on or after May 11, 1998, will fall under the new programme and he subject to the 50% increase. For a complete and up to date breakdown of the C.M.H.C. guidelines, guidelines, contact your Realtor, Mortgage Lender or C.M.H.C. at 905-571-3200.
