Housing starts will be up in most of Canada's 27 largest centres with the total increasing 3.1 per cent this year. Local forecasts point to particularly particularly strong growth in the multiple unit segment, segment, with an increase of 7.3 per cent in starts. In contrast, resales will post a 3.2 per cent decline due to a low supply supply of resale homes throughout the year. "Increased employment employment in most markets, continued low mortgage rates and improved consumer consumer confidence will be key in lifting residential residential construction activity," activity," said Louis Trottier, Economist at CMHC's Market Analysis Centre. According to the analysis, the brightest spots for housing will be the Prairie and Ontario regions. On these markets, markets, higher construction activity will take place, as existing home price increases shift home- buyer attention toward new homes. The top five markets for housing construction growth will be Regina (16.3 per cent), Edmonton (12.9), Calgary (11.5), Thunder Bay (10.5) and London (9.0). Another article in Canadian Housing Markets tracks existing home prices, over the past 26 years, in the major urbali centres of Canada. The article points out that the recent upturn in average prices has offset many of the losses recorded in the early nineties, Despite decreasing prices and resales in 1995, home prices rose faster than inflation in 13 major cities in Canada from 1995 to 1997. ers and the utility industry, along with information on Ontario Hydro's technology technology and development activities. activities. May housing starts were a seasonally adjusted 138,700* units, down 5.2 per cent from 146,300 units in April, reports Canada Mortgage and Housing Corporation (CMHC). In urban centres, single starts were down to 67,600 units from 72,800 the previous previous month. Multiple starts dropped slightly to 50,600 units from 53,000 in April. "The fewer starts in May reflect developments in southern Ontario where strikes slowed single- detached construction. The volatile multiple segment in Quebec also saw fewer starts," said Louis Trottier, Economist at CMHC's Market Analysis Centre. "These technical factors arc temporarily affecting housing starts, even though interest rales remain low, job creation is strong and consumer confidence confidence remains high." Urban construction decreased slightly to 28,700 units in the Prairies, but remained over the 25,000 mark for the seventh consecutive month. Multiples as well as singles, recorded lower activity. Quebec starts decreased to 18,000 units compared to 21,000 the previous month. Most of the drop occurred in Montreal where multiple construction reached a high level in April. Housing starts in Ontario urban centres decreased to 50,400 in May from 55,100 units in April. This drop is due to less single-detached construction construction in the south. Much of the drop occurred in the Toronto area. New home building in British Columbia held steady at 17,500 units. Single-detached units were down while multiple starts increased slightly. In the Atlantic region, housing starts rose to 3,600 units from 2,800 the previous month. Newfoundland and New Brunswick posted increases. increases.
