How many of you are sitting 'morlgagc'frce' at this point in your life? Wouldn't it be nice to pay Revenue Canada less tax each year? It can be done. If you have paid off your mortgage or have it paid down significantly you have accumulated considerable 'equity' in your home. What are you doing with this equity (that you worked so hard to create)? Is it working for you? . Many financial institutions will lend homeowners up to 75% of the appraised value of your home (often a legal & appraisal fee is involved). If you 'invest' the money - you may make 'interest only monthly payments'. A home equity loan or line of credit, is usually set up at variable prime rate (6.5% today). For tax purposes, your monthly interest only payment is considered a tax deduction exactly the same as an RRSP contribution. The only difference being, this is an ongoing annual tax deduction for years to come. So if you arc looking to create more wealth and you are also in the market for further tax deductions - creating a tax deductible mortgage might appeal to you. Here is an example: $100,000 home - 75% of its value is $75,000 575,000 invested approximately at 6.5% "interest only payment because this is considered to be an 'investment loan'** "annual lax deduction for full amount of interest only payments" A word of caution - this investment option may not be right for everyone. Call for a free consultation and we'll determine if it's right for you. 1 have walked many of my clients through this entire process and they have thanked me for it. "This is the biggest service service centre of its kind in North America," said Miles Summers of Scott's Food Services during grand opening celebrations celebrations Tuesday, June 23, "and I think we can throw in Central and South America as well." Scott's oversees the food service side of the development while its partner in the venture, Imperial Oil Esso, runs the Trustee Suggests Development Freeze Unless Schools Built School trustee Bob Willshcr warns, unless new schools arc available to serve Clarington's new communities] communities] it may be time to put a freeze on urban development. development. The Clarington trustee said he raised the issue at a recent meeting of the Kawartha Pine Ridge District School Board. A report on the idea will come forward in September. "I don't know how else to handle it. We've got subdivisions subdivisions coming out our cars, but the schools aren't there," he observed. Willshcr points out that there arc 300 portable classrooms classrooms in use within the board of education --- a situation situation he dislikes "absolutely." Aside from the new Lydia Trull elementary school set to open this September, there are no other school buildings buildings to be built in the immediate future. "I think there should be a freeze until the board has a clear understanding how we're going to accommodate the students moving into the communities," Willshcr observed. Another option would be for developers to construct schools in new communities and lease them back to boards of education, he adds. Regardless of the outcome Willshcr says it's time to take a second look at priorities. "We spend a lot of time talking about curbs and gutters and streetlights, but we don't spend the same time talking about the education of our children," he said. Police Briefs gas pumps in front. Roger Purdic of Imperial Oil has travelled quite a bit through Canada the US and said he has not seen anything quite as impressive as the Newcastle facility. "The breadth of the partnership is something new and different," he said. Besides the Esso gas bar, the service station also boasts a Nicholby's Express smoke and gift shop, a Wendy's, a Tim Horton's and a Mr. Sub, all sharing the same spacious restaurant setting, with seating capacity of 260. Truckers, commuters and vacationers heading west into Toronto arc alerted alerted by a road sign that announces Newcastle Esso station as the last service centre for 156 kilometers. Judging by the regular mid-morning crowds on Tuesday, the place has caught on quickly during the month it has been open so far. The development has meant 200 jobs for local residents. Clarington Mayor Diane Hamre said: "We arc very pleased and very proud that Clarington was picked for the location of the development." "One reason business looks to invest in our community community is because of our top quality employee base," she said. "We won't let you down." The development has meant 200 jobs for local residents The Newcastle Service Centre is one of seven along the 400 scries highways highways that Scott's Food Services now runs in cooperation cooperation with Imperial Oil. By the end of fall, two similar joint ventures in the towns of Maple and Ingersoll will be completed. completed. Mayor Hamre was joined by members of municipal council at the opening to hand out certificates certificates of congratulation to the management and staff at the Newcastle Service Centre. Construction on the 20,000 square foot centre began this past January on the site where the former Burger King and gas bar were located. Miles Summers says the new facility was designed to meet customer expectations for the next 25 years.
