How many of you arc sitting 'mortgage free' at this point in your life? Wouldn't it be nice to pay Revenue Canada less tax each year? It can be done. If you have paid off your mortgage or have it paid down significantly you have accumulated considerable 'equity' in your home. What are you doing with this equity (that you worked so hard to create)? Is it working for you? Many financial institutions will lend homeowners up to 75% of the appraised value of your home (often a legal & appraisal fee is involved). If you 'invest' the money - you may make 'interest only monthly payments'. A home equity loan or line of credit, is usually set up at variable prime rate (6.5% today). For tax purposes, your monthly interest only payment is considered a tax deduction exactly the same as an RRSP contribution. The only difference being, this is an ongoing annual tax deduction for years to come. So if you are looking to create more wealth and you are also in the market for further tax deductions - creating a tax deductible mortgage might appeal to you. Here is an example: $100,000 home - 75% of its value is $75,000 $75,000 invested approximately at 6.5% "interest only payment because this is considered to be an 'investment loan'** "annual tax deduction for full amount of interest only payments" A word of caution - this investment option may not be right for everyone. Call for a free consultation and we'll determine if it's right for you: I have walked many of my clients through this entire process and they have thanked me for it.
