Here's one of the pitfalls to watch out fori Pricing Incorrectly Every seller wants to realize as much money as possible when he tells his home. But a listing price that is too high often gets the seller less than a price that is at market value. If your house is not priced competitively, people looking in your price range will reject your house in favour of other, larger homes for the same price. At the same time, the people who should be looking at your house will not see it because it is priced over their headsl Over pricing usually increases time on the market and that adds to the carrying costs. A home is the largest, single purchase most of us will ever make. We want the perfect fit for the best price possible. Rarely does the home we finally finally select stack up to our original ideal. But, if we do our homework homework and shop around, most of us will be delighted with our purchase. Not only does it pay to shop around for the perfect home, but for the individual who can help you get the most for your money - a Realtor. By Realtor, we mean a licensed real estate professional who is a member of a local real estate board as well as the Canadian Real Estate Association (CREA) and, in Ontario, the Ontario Real Estate Association (OREA). When you work with a Realtor, you can expect strict adherence to provincial law and to a national code of ethics. Advantages of using A professional Realtors offer a wealth of knowledge and experience in finding properties in your price range and homes that match your individual needs. These professionals can help you understand property financing, taxes, insurance and the steps you'll have to take to complete a real estate transaction. A Realtor can provide you with information on schools, transportation and other services services in different neighbourhoods. In addition, you have direct access to the Multiple Listing Service (MLS) which provides up-to-date details on a wide variety of properties in the markets markets you're exploring. Selecting a Realtor When looking for a Realtor, don't just pick the first person who promises to turn your dream to reality. Do some research. Interview several Realtors before making any decisions. Ask friends, family, co- workers and neighbours who have recently purchased properly properly for the names of Realtors they have had good experiences with. Prepare a list of questions to ask, such as: llow many properties have they sold in the last six months? How long lias the firm they work with been around? Do they have access to MLS? Also ask for references. When purchasing a home, a Realtor can act as a mediator, a matchmaker and as an advisor. But be sure you enjoy working with this person. The more comfortable you feel, the more pleasant the home-buying process will be. What to expect A Realtor will: • Review your "needs" and "wants" in a home and help you to better establish the price range of properties you can consider. • Answer your questions about the markets you're interested interested in and help you compare homes from one neighbourhood neighbourhood to the next. A Realtor should know these markets thoroughly and be on lop of new home listings as they occur. • Preview properties that lit your budget and expectations. This is a great time saver. Ideally, you should only have to visit a handful of homes to make a wise and informed selection. • Make appointments to show you candidate homes in consultation with you. • Explain the various financing financing alternatives available and provide up-to-date information on interest rates and mortgage options. • Act as a mediator to off-set potential conflicts between you and the seller. • Draw up a legally-binding contract and assist you with all the details required to make a successful transaction. • Advise you when to bring. in the other professionals you'll need such as a lawyer, lender, home inspector, insurance broker broker and others. able excitement with keen competition competition on the bidding. bidding.
