Peter Kowal, Broker/Owner 623-5868 Res. ■ mL Real i • 1 Estate with Betty Smith Land Transfer Tax What is the difference between regular property taxes and Land Transfer Tax, and how often do you have to pay Land Transfer Tax if you own a home? Federal, Provincial and Municipal governments all generate revenue through taxation. One of the most well- known forms of taxation is the Real Property tax collected yearly by municipal governments from property owners. Land Transfer Tax, however, is collected by the Ontario Government. This one time tax is paid by a Purchaser when an Agreement of Purchase and Sale is registered at the Registry Office ("closing") and the amount of tax is based on the Purchase Price of the property. While the Land Transfer Tax Affidavit is prepared by the purchaser's lawyer, a Real Estate agent will be able to estimate the amount of tax payable. This extra cost, when purchasing a home, seems to come as a shock to many first time home buyers! It must, therefore, be discussed and taken into account when we're financially prequalifying our customers to purchase property. ' For further Land Transfer Tax information, contact your Mortgage Lender, Solicitor or Real Estate Agent. Thinking of Buying or Selling in the near future and looking for an experienced agent? Plenty - if you arc serious about selling and arc a realist at heart. One of the biggest advantages advantages to owning real estate is the ability to sell at full value to an ever present supply of potential buyers. This means that, given a fair amount of time, a "ready, willing and able" buyer can always be located to purchase your home. The "full value" which that buyer will pay for your home is a subjective figure though, based on the individual's own value system when applied to your property. The "full value" value" price offered by a buyer may not match the "full value" value" figure expected by tint seller. Sellers who price their home at "fair market value" may find that qualified buyers immediately offer full price. On the oilier hand, what should sellers do if an unqualified unqualified buyer offers full price? What if a qualified buyer offers offers less than full price? Mere is where Hie "bird-in- the-hand" concept pays off. Wise sellers will analyze each offer to purchase as though it were the only one they would ever receive, since there may never be "two in the bush". If the offer is made by an unqualified buyer, at an unreasonably unreasonably low price, with an unacceptable settlement date, rejection of the offer might be appropriate. On the other hand, a low offer received from an obviously qualified buyer with a settlement date that is a perfect perfect match to the sellers' moving moving plans may deserve close semtiny, Even though the offer offer may appear low, the buyer may not require the seller to participate in the payment of closing costs, discount points or other costs usually associated associated with a sale, resulting in "net proceeds" close to an acceptable level. The net effect could be an acceptable transaction with the added benefit of a closing date that relieves anxiety about an unsold home, When selling your home, ask your agent to explain both the pros and cons of every offer received, The result can be both an early and acceptable sale.
