Federal, Provincial and Municipal governments all generate revenue through taxation. One of the most well- known forms of taxation is the Real Property tax collected yearly by municipal governments from property owners. Land Transfer Tax, however, is collected by the Ontario Government. This one time tax is paid by a Purchaser when an Agreement of Purchase and Sale is registered at the Registry Office ("closing") and the amount of tax is based on the Purchase Price of the property. While the Land Transfer Tax Affidavit is prepared by the purchaser's lawyer, a Real Estate agent will be able to estimate the amount of tax payable.
