This article is provided by local Realtors and the Ontario Real Estate A s s o c i a t i o n (OREA) for the benefit of consumers consumers in the real estate market. ■ Owners of houses built in the last 40 years generally have a good idea when their home was built. Many may still have the original papers describing the subdivision when the homes were first offered for sale. For homes built since the 1960s, clues can be found everywhere everywhere - the man hole covers on the street, the sidewalks, the curbs, the stickers on the electric panel or furnace of a home, the building materials, materials, and so on. But dating homes in an older neighbourhood is quite a different matter. You need to employ Sherlock Holmes detective techniques techniques to unlock the history of some of these homes. Physiotherapy Effectively Treats Flat Feet Question: Telma, you have explained how it is a good idea if you find that your child has Hat feet, to bring them in for an evaluation by a physiotherapist. What's next? < Physiotherapy will cut right to Ihe jieart of the condition and change the arch. The degree of change, however, depends on the Individual. < Consider that there are different degrees of flat feet. In standing, it the arch has sufficiently flattened so much that the person is actually .walking on the inside of their arch, then orthotics become very important. We need to support that arch and keep it from getting any flatter. But for others the arch disappears when they stand on it, but it is not severe yet to the point where they are walking on the arches themselves. ; Physiotherapy Is the solution in the last instance. To understand flow, let me walk you through the three phases of an examination. Let's take the example ol the eight year old girl that I used last week. Her doctor noticed that she has Hat feet and asked me to examine her and give my opinion on the .condition. Sho has Hat foot on both sides, but more on the loll side. \ The first thing I did was a 'Computerized Galt and Pressure 'Analysis on tier. This showed that she was taking too much weight on her loft hoot. Secondly, I did the 'Straight Log Boise Tost. Willi the ^client lying down, I examined the "tension ol her log muscles. With her log straight, I lilted up her loll log and then compared llm tension lo that ol lilting the right log up. My findings? There was a significant 'dilloronco. Her right lug tilled up easily and her loll log only went liait Vie distance in the lilt rind you could loot u lot ol hamstring tension In tlm loll log. Lastly, I did n detailed examination el tlm loot os Jar as the mobility ol lliu loot joints, found Hint tliu loiolool, the loos from the ankles up, moved very well, but that the hind foot, the heel, was stuck and twisted in. When I attempted to twist the left heel out, it would not do this for me whereas on the right side it was perfectly normal. The condition of this child's left heel is called a hind loot varus or a twisted heel and it is a direct result of the flat loot condition. To understand how, let's relate it back to the flat feet. One of the big purposes ol the feet is to walk. They take our body weight and transmit it to the ground as we walk. The most common reason why an arch flattens is because we still have to get the loot to the ground. It one part ol the loot cannot move, like the heel, and it cannot move well as it should, then tlm forefoot will compensate. When this happens, over time a Hat loot results. In order to correct this kind ol Hat foot, wo need to correct the twist in the heel. Physiotherapy will decrease the twist In the heel. If that heel Is not twisted in anymore than there will ho loss reason for the rest ol the foot to twist In, so long as the arch is not already flattened and the person is not walking on the Inside ol the arch. This Is more likely the case with a young child. (It Is also possible with adults but treatment takes a little longer.) My solution for this young lady is to start hor on a course ol physiotherapy lor the purpose of correcting the twist in the heel and, ultimately, to help with tier Hat loot. Wo will find a change In the Hntnuss in tlm foot In about 00% ol tlm cases. In tlio oilier 20% ol the cases, llioy may have to go on and got oitliotics, It you lirivo n child witli Hat loot or have Hat tool yoursull, make an appointment with your physiotherapist and got an examination, To receive Tolinn'u newsletter please fox us your address: (005) 023-9230, PLAY YOUR BEST GAME FOR LIFEI ^ a good first step is to question any elderly neighbours neighbours who have been long-time residents. Next, check with the nearest library branch, which may have maps dating back lo when buildings were first erected on your street. The chain of ownership can also be traced through land records at your municipal registry registry office, tax assessment rolls and other archival information sources. Knowing when your home was built can tell you when the first roof and furnace were installed, for example, and prepare prepare you for costly costly repairs or replacements that may be necessary. Furnaces installed in the 1970s, for example, example, had a life expectancy of 20- 25 years. If you own a plan to buy a home built then, the furnace should be new, or you will have lo install a new one shortly. In the early 1980s, most homes were built with asphalt shingle shingle roofs, meant to last about 15 years. So, again, most of these homes should have a new roof already, or be badly in need of one. On the other hand, if the home you own or plan to buy was built after 1981, you can rest assured it doesn't contain Urea Formaldehyde Foam Insulation, which was banned from use in December 1980.
